Our rooms, with their soaring ceilings and expansive windows, invite the warmth of natural sunlight and the invigorating touch of a sea breeze. Each room tells its own story, showcasing uniquely designed period features that exude character and charm.
Equipped with an ensuite bathroom and all the essential amenities, every room provides a sanctuary for a truly relaxing stay.
Our rates include morning and evening yoga sessions, along with a delicious and nutritious breakfast and dinner. Guests can also enjoy complimentary tea, coffee, and filtered water throughout the day. After the morning yoga session, we serve refreshing king coconut or freshly made fruit juice for natural hydration.
Villa De Zoysa is free from the monotonous 'copy-and-paste' feel of generic hotels. Each space in the villa radiates its own unique character, embracing an 'un-hotel' charm that weaves together history, warmth, and old-world elegance.
Yoga teachers can enjoy free accommodation, breakfast, and dinner when they bring a group of 10 or more students for a minimum stay of 5 nights.

Our Veranda rooms on the ground floor are spacious and feature an ensuite bathroom. They provide easy access to verandas overlooking the garden and are adorned with original antique furniture, creating a rustic and charming atmosphere.
Airport Transfers
At Villa De Zoysa, we believe that your Sri Lankan experience begins the moment you arrive at the airport. Travel seamlessly with our standard airport transfers in a comfortable, air-conditioned vehicle, available as one-way or round-trip options.
Alternatively, you can indulge in our premium service, enjoying luxurious travel in a high-spec Toyota Land Cruiser. Regardless of your choice, we ensure that your passage to our serene retreat on the golden coast of Sri Lanka is seamless, allowing you to focus on your yoga journey and holistic rejuvenation.
The distance from Colombo airport to the villa is 144 kms and typically takes about 2.5 hours, depending on the time of day.

Booking & Reservations
Advance Notice:
All transfer reservations must be confirmed and paid in full at least 10 hours prior to your flight’s scheduled arrival or departure time.
Late Requests:
Reservations requested within the 10-hour window are subject to vehicle availability and cannot be guaranteed.
Information Required:
Please ensure your flight number and airline are accurately provided at the time of booking so we can monitor for any significant delays.
Cancellation & Refunds
We understand that travel plans can change. Our cancellation windows are as follows:
Standard Cancellation: You are eligible for a full refund if you cancel your reservation at least 10 hours before your flight’s scheduled arrival or departure time.
Late Cancellation: Cancellations made within 10 hours of the scheduled flight time are non-refundable, and the full payment will be forfeited.
No-Shows: Failure to meet your driver at the designated time without prior notice will result in the forfeiture of the transfer fee.
Flight Delays & Changes
If your flight is delayed, please notify our coordinator as soon as possible. While we do our best to accommodate delays, the 10-hour cancellation window still applies to the originally scheduled flight time for refund purposes.

Booking Hours & Requirements
Service Hours: Sessions are available between 10:00 AM and 5:00 PM.
Advance Notice: All bookings must be made at least one hour in advance to allow for room and oil preparation.
How to Book: Please speak to a staff member or visit the front desk.
Cancellation & Rescheduling
We understand that your retreat flow may change. To ensure other guests have the opportunity to book, we observe the following:
Notice Period: Cancellations or rescheduling requests must be made at least 2 hours prior to your scheduled appointment.
Late Cancellations: Cancellations made with less than 2 hours' notice will incur a 50% cancellation fee.
No-Shows: If you do not arrive for your scheduled session, the full treatment price will be charged to your room account.
Arrival & Preparation
Check-in: Please arrive 5–10 minutes before your session to enjoy a cup of herbal tea and settle in.
Late arrivals may result in a shortened treatment time to avoid inconveniencing the next guest.
Health Consult: Please inform your therapist of any allergies, recent injuries, or if you are pregnant prior to the start of your massage.

At Villa de Zoysa, we believe a massage is only as profound as the medicine within the oil. Rejecting generic lotions, our therapies utilise authentic, slow-cooked Sri Lankan oils packed with active botanical ingredients to target your body’s precise needs. We use deeply warming Sesame Oil to penetrate stiff joints and pacify nervous exhaustion, alongside cooling Coconut Oil to soothe skin and draw excess heat from the body.

Booking Enquiry
Booking Policy:
A 10% deposit is required at the time of booking to confirm your reservation. This can be paid online. The remaining balance is due upon arrival and can be paid by card or cash.
Cancellation Policy:
The deposit is fully refundable if the booking is cancelled at least 30 days before the arrival date. Cancellations made less than 30 days before the arrival date will forfeit the deposit.
